My wife and I are celebrating the birth of our 2nd child (Bennett Michael Swanson born 12/27/2012).  Therefore, ‘rate update’ will be busy changing diapers this week but will be back at it on Monday, January 7th.  Thanks for your patience and Happy New Year!
